Steps To Buying Real Estate In Utah

Step 1 – Discover & Select

Prequalify for your Loan

If you are like most home buyers, you’ll be financing your home purchase with a loan. Prequalifying for a loan is important because it lets you know how much you have to spend. If you have not yet prequalified for a loan, we can recommend some lenders to talk to.

Are all lenders essentially the same? No! Lenders compete for your business just like anyone else. Even a small difference in rate can have a big impact over the length of your loan. You should shop around and have at least two loan prequalifications.

Step 2 – Connect

Talk to a REALTOR®.

Meet in a place of your choosing (or talk to a team member over the phone) for a brief consultation. Feel free to interview our Realtor’s. We will also ask questions about what type of home or investment you are looking for so we can best help you find a home or investment property that is perfect for you. If you are looking to invest in real estate, rentals, commercial properties or first time home buyers, we can help you!

Why you need a realtor: We will guide you through every step of the home buying process. We have a whole team of admin who will be verifying and checking that the property you are buying is safe and doesn’t have legal issues. We want to make this as smooth as possible for you. Having a realtor costs you nothing- the seller pays for all commissions.

Step 3 – Choose

Looking at Homes

Looking at Homes! This is the fun part! We select 5-10 homes that meet your criteria and visit each one. Once the offer is accepted (sometimes after several counteroffers), we start the process to closing. For the next 30 days we will be in constant communication with the title company, lender, and the other agent to make sure your home purchase is completed.

Step 4 – Take Action

Under Contract & KEYS to your new home

Once you are under contract we will make sure you are hitting all of your contract deadlines. We will want to turn in your Earnest money deposit and make sure that it is protected. We will get an inspection scheduled and completed before the due diligence deadline. Also, make sure the lender gets the appraisal ordered and returned before the Finance/Appraisal deadlines.

Once the loan is funded you get the keys to your new home!!!
